What is Real Estate Investment trust (REIT) and how to invest in REIT IPOs through Jainam?

1) Real Estate Investment Trusts (REITs): 

  • REITs are like mutual funds for real estate investment. Investors pool their money, and a REIT invests in commercial properties. Returns come from rental income and property value appreciation.

2) Applying REIT through Jainam:

  • REIT IPOs can be applied on the JPlus app and web like any other IPO only.

3) Things to note before applying for REIT IPO: 

  • The retail investor category is not available for this IPO, and you will be able to make an application only in the non-institutional investor (NII) category.
  • Once Submitted, IPO Applications in the NII Category cannot be cancelled. 
  • The bid can only be modified upwards.
  • You can make an application using UPI on JPlus for up to Rs. 5 lakhs.
  • REIT IPO orders can be placed between 10:00 AM on the issue opening day and 4:30 PM on the issue closing day.
  • If an applicant enters an incorrect UPI ID or does not approve the mandate, the application will be treated as incomplete or invalid and will not be considered for allotment.
  • In such cases, the applicant may reapply using ASBA (Net Banking), provided the earlier UPI-based application was not successfully validated. However, only one valid application per PAN per category is allowed. Submitting multiple valid applications under the same PAN may result in rejection of all such applications. SEBI circular
